Answers to your frequently asked questions
1. Rental Applications & Leasing
-
How do I apply for a rental property?
You can browse our available rental properties at www.chosenpropertymanagement.com. Select a property you are interested in to review the details and follow the instructions to submit your rental application. -
What are the requirements to qualify for a rental?
Applicants are evaluated according to the property's rental criteria and applicable fair housing laws. Screening may include income verification, rental history, credit history, and other lawful background checks. -
How long does the application process take?
Processing times vary depending on the completeness of your application, verification responses, and the number of applications being reviewed. Submitting all requested information promptly can help avoid delays. -
Can I view a property before applying?
Please visit our website or contact our office for information about scheduling a showing. -
What do I need to pay before moving in?
Move-in costs may include the security deposit, first month's rent, and any other lawful charges specified in your lease. All applicable amounts and payment deadlines will be communicated before you sign your lease.
2. Rent Payments & Fees
-
When is rent due?
Rent is due on the date specified in your lease agreement, usually the first of the month. Please review your lease for your exact due date and applicable late-payment provisions. -
How can I pay my rent?
Available payment methods and instructions will be provided during the leasing process. If an online resident portal is available for your property, you may be able to use it to submit payments and review your account. -
What happens if I pay rent late?
If you anticipate difficulty paying rent on time, please contact our management team as soon as possible. Late fees and other consequences depend on your lease and applicable California law. Contacting us does not automatically waive any lease requirements. -
Can I set up automatic rent payments?
Automatic payments may be available depending on the payment system used for your property. Please refer to your resident portal or contact our office for assistance. -
What if I have a question about my rent balance or payment?
Please contact our team with your property address, payment date, and any relevant payment confirmation. We will review your account and help clarify any discrepancies.
3. Maintenance & Repairs
-
How do I submit a maintenance request?
Please submit non-emergency maintenance requests through your designated resident portal or the contact method provided by our management team. Include a detailed description of the issue and photos, if available, to help us assess the problem. -
What should I do if I have a maintenance emergency?
For urgent issues that threaten personal safety or could cause significant property damage, follow the emergency contact instructions provided by Chosen Property Management. For an immediate threat to life or safety, call 911. Do not rely solely on an online maintenance request for an emergency. -
How quickly will my maintenance request be addressed?
Response and repair times depend on the nature and severity of the issue, contractor availability, and any parts or approvals required. We prioritize requests based on urgency and applicable legal requirements. -
Who is responsible for minor upkeep, such as changing light bulbs?
Responsibilities vary depending on the item, property, lease terms, and applicable law. Please review your lease or contact our office if you are unsure. Do not disable smoke or carbon monoxide detectors. -
Can I hire my own contractor to make repairs?
Please contact management before arranging non-emergency repairs or hiring a contractor. Unauthorized work may not be reimbursed, and certain repairs require qualified or licensed professionals. If there is an immediate emergency, follow your lease's emergency procedures and applicable law.
4. Lease Agreements & Property Rules

Can I add someone to my lease?
Please contact our office before allowing another person to move into the property. Additional occupants may need to complete an application and receive written approval in accordance with your lease and applicable law. -

Pet policies vary by property. Please review your lease and obtain any required approval before bringing a pet into the home. Assistance animals are handled in accordance with applicable fair housing laws and are not treated as ordinary pets. -
Can I make changes or improvements to the property?
Written approval may be required before painting, installing fixtures, changing locks, landscaping, or making other alterations. Please contact management before starting any work. -
What should I do if I have a concern about my rental property?
Please contact our management team as soon as possible. We encourage open communication and will work with you to address concerns in accordance with your lease and applicable law. -
